Cool, Quiet, and Engineered for Island Living.
From custom estates in Kukio to family homes in Kailua-Kona, ACS designs, installs, repairs, and maintains home cooling systems built for the Big Island.
Design & Installation for New Homes
For custom home builds, air conditioning should be felt and not seen or heard. ACS partners with your architect and builder early in the design phase to create seamless climate solutions.
1
Collaborate
We partner with your architect and builder early to understand your space and your lifestyle.
2
Visualize
Using 3D modeling, we map ducting and equipment before construction to avoid conflicts and protect design integrity.
3
Integrate
Your cooling system disappears into the home, quiet, efficient, and almost invisible. Linear diffusers. Zoned control. No disruption.
What to Know Before We Install Your System
Do I need a permit to install an AC system in my home?
Yes — in most cases, Hawai'i County requires a General Building Permit for permanent air conditioning systems (central and split systems). Portable and window-mounted units may be exempt, but check with the County first.
Visit the Hawai‘i County Building Division
Why does Hawai‘i County require a permit?
Hawai‘i County is the only county in the U.S. that mandates mechanical drawings stamped by an architect or mechanical engineer for AC installations. This ensures safe, energy-efficient systems that meet building codes.
ACS provides these stamped drawings, but we do not file the permit for you.
How can I check if my home is permitted?
You can search your property by address or TMK (Tax Map Key) using the county’s online portal:
Check your permit status on the EPIC Portal
If a space like a converted garage, lanai, or addition isn't permitted, you'll need to bring it into compliance before installation.
What do I need to provide ACS?
We’ll need:
- Architectural Plans
- Site plan with setbacks
- Reflected ceiling plan
- Door and window schedule
- Confirmation of insulation in walls and ceiling/roof
Once received, our in-house engineer will prepare your stamped drawings for submission.

Frequently Asked by Homeowners
Why does a Kona home need a specialized island AC system?
Standard mainland air conditioners are not built for our environment. Salt laden ocean air and high humidity accelerate corrosion on traditional copper coils and steel cabinets. ACS installs Climate Defense Systems that feature marine grade coatings, composite bases, and sealed components designed to withstand the oxidation of the Kona Coast.
How often should my system receive professional maintenance?
For warranty compliance and peak performance, we recommend full maintenance at least once a year. Homes in oceanfront communities such as Hualalai or Kukio often benefit from service two times per year. Our maintenance visits include flushing condensate lines, cleaning and treating coils to control salt buildup, and verifying refrigerant levels to keep your system running efficiently.
When should I consider replacing my central AC system?
Most systems benefit from replacement after ten years of service. Older equipment often uses outdated technology or phased out refrigerants and may consume significantly more energy than modern systems. A high efficiency replacement can reduce operating costs, lower noise levels, and provide better humidity control.
Can you design a cooling system that is almost invisible in my custom home?
Yes. This is one of our specialties. We work with your architect and builder during the planning phase and use 3D Modeling to map ductwork and equipment placement within the structure. Linear diffusers, hidden return vents, and multi zone zoning allow us to deliver comfort that blends seamlessly with the design of your home.
What are the early signs that my system needs diagnostic repair?
Common indicators include increased indoor humidity, short cycling, unusual odors, or louder than normal operation. These issues should be addressed quickly. Early detection helps prevent compressor damage, moisture problems, or expensive failures.
How does ACS handle emergency service requests?
ACS provides fast and dependable emergency support for central and whole home cooling systems throughout the year. Our technicians are available seven days a week to restore comfort and prevent further damage to your home. We respond as quickly as possible and bring the experience needed to diagnose issues with accuracy and care.
Experience Comfort Without Compromise
